You are looking for a rental place in your favourite city in the Netherlands, but how much will - or better - should it cost?

When finding a rental place in your favorite city, it’s good to know what kind of price you can expect, so you’re not overpaying hundreds of euros every year.

In this blog we will share valuable information about the average prices in the top 5 cities in the Netherlands, based on hundreds of rental listings in our database and the latest statistics from the NVM.

The top 5 most popular cities in the Netherlands

So what are the 5 most popular cities in the Netherlands? We’ve closely examined all listings (read: our computers did all the work) and made the following list:

(Note: listing numbers are based on amount at time of writing)

  1. Amsterdam *Surprise surprise*. The capital city of the Netherlands has close to 3000 listings on any given moment available on Huurportaal. 

  2. Rotterdam is a close second one, with just over 2500 listings on a daily basis available on Huurportaal.

  3. Den Haag is a good third, with almost 1500 available listings.

  4. Eindhoven is the next option, with an average of 600 to 700 listings on Huurportaal.

  5. Utrecht is usually tied with Eindhoven, with about 600 to 700 listings on Huurportaal.

The average price to pay for a rental places in the top 5 cities in the Netherlands

We have examined all the listings in the top 5 cities for 2 months, and checked the average costs per square meter, and compared this to the statistics of NVM. 

We looked at the total price, excluding utilities, and divided it by the available square meter of the room, apartment or studio. 

So you can use this number to compare it to your future, or current rental place. 

Is your price much higher than the average? You could ask your landlord about this, or go to the ‘huurcommissie’ so they can check whether you’re not overpaying for your rental place.

Note that de ‘huurcommissie’ will only be deciding if you should be less than the ‘liberalisatie grens’, which in 2021 is at €752,33. 

This can be done within 6 months of signing an indefinite contract, or up to 6 months after finishing a temporary contract. For more information, visit the website of the huurcommissie.

Rental prices in Amsterdam in 2021

The world-famous city, known for its weed, redlight district and of course the beautiful canals, comes with a price. 

In two months we analysed 10,000+ listings from Amsterdam.

The average price per square meter (excluding utilities) is €19,20! That’s 9,5% lower than last year. Quite surprising for the most popular city to live in. 

Rental prices in Rotterdam in 2021

The home of the biggest port in Europe and the host of the Eurosongfestival 2021: Rotterdam. 

We analysed 5000+ listings from Rotterdam.

The average price per square meter (excluding utilities) is €14,11! That’s 8,8% higher than last year.
 

Rental prices in Den Haag in 2021

The political capital of the Netherlands: Den Haag. 

We analysed 5500+ listings from Den Haag.

The average price per square meter (excluding utilities) is respectively €14,59. That’s a 5,5% increase compared to last year!

 

Rental prices in Utrecht in 2021

The city known that also has amazing canals and the fourth biggest city based on population

We analysed 4000+ listings from Utrecht

The average price per square meter (excluding utilities) is €15,33, which is 10,1% higher than last year. Quite a big increase, similar to Rotterdam.

Rental prices in Eindhoven in 2021

The city known for Philips, innovation & technology; Eindhoven. 

We analysed 3000+ listings from Eindhoven.

The average price per square meter (excluding utilities) is €13,01, which is 3,01% higher than last year. Not too bad for a booming city like Eindhoven!
